Should You Wait for Interest Rates to Fall Before Buying a Home in Anne Arundel County?

October 05, 2026•3 min read

If you’ve been thinking about buying a home in Crofton, Annapolis, Gambrills, Odenton or elsewhere in Anne Arundel County, chances are you’ve been paying attention to interest rate headlines.

It’s understandable. Your mortgage rate plays an important role in your monthly payment and overall buying power. But interest rates are only one part of the homebuying picture.

If you’re waiting on the sidelines for rates to fall before you even start looking, you could be overlooking opportunities in today’s local real estate market.

More Inventory Can Give Anne Arundel County Buyers More Options

When there are more homes available, buyers may have more choices and more time to compare properties.

Instead of feeling like you have to make a quick decision because there are few options available, you may be able to take a more thoughtful approach to your home search.

Depending on the property and the seller’s circumstances, some sellers may also be more open to discussing price, closing cost assistance or other terms.

For buyers, that can potentially mean:

  • More homes to consider

  • Less competition on some properties

  • More opportunity to negotiate

  • More time to make a thoughtful decision

Of course, real estate conditions can vary considerably from one community and price range to another. What I'm seeing with homes in Crofton may not be exactly the same as what's happening in Annapolis, Gambrills or another part of Anne Arundel County. That's why looking at the market where you actually want to buy is more useful than relying solely on national real estate headlines.

Look Beyond the Mortgage Rate

It’s easy to focus on the mortgage rate, but your homebuying decision should consider the entire financial picture.

That includes your:

  • Purchase price

  • Down payment

  • Estimated monthly payment

  • Closing costs

  • Property taxes and applicable fees

  • Personal budget and long-term plans

A lower rate in the future doesn’t automatically mean the overall buying environment will be better for you.

If lower rates bring more buyers back into the market, competition for desirable homes could change as well. No one knows exactly what rates, home prices or buyer demand will do in the future.

That’s why I encourage buyers to look at what the numbers mean for their individual situation rather than making a decision based solely on an interest rate headline.

What About Seller Concessions?

Depending on the home and the offer, there may be opportunities to negotiate with the seller.

For example, a seller may agree to contribute toward certain buyer closing costs or negotiate other terms as part of the transaction.

Every property and transaction is different, so these opportunities shouldn’t be assumed. But they are another reason to understand what’s happening with the specific homes you’re considering.

A home that has just come on the market and is attracting significant buyer interest may present a very different negotiating situation from one that has been available for several weeks.

When Does It Make Sense to Buy?

There isn’t one interest rate, season or market condition that makes it the perfect time for everyone to buy.

Your decision should come back to questions like:

Can I comfortably afford the monthly payment?

Does the home meet my needs?

Do I plan to stay long enough for buying to make sense?

Am I financially prepared for homeownership?

If those pieces are coming together, it may be worth exploring your options rather than waiting indefinitely for the market to reach a particular number.
