What to Expect During a Home Inspection in Maryland

For many buyers and sellers in Anne Arundel County, the home inspection can feel like one of the most stressful parts of the transaction.

It does not have to be.

A home inspection is not a pass or fail test. It is simply a detailed evaluation of the property’s current condition. Understanding what to expect removes uncertainty and keeps everyone focused on solutions instead of surprises.

What Is a Home Inspection

After a contract is accepted, the buyer typically schedules a licensed home inspector to evaluate the property.

The inspector reviews major components including:

Roof
Foundation
Electrical systems
Plumbing
HVAC
Windows and doors
Appliances

Following the inspection, a written report outlines observations and maintenance notes.

What Is Normal in an Inspection Report

It is completely normal for inspection reports to include findings. Even newer homes will have items noted.

Common observations in Maryland include:

Minor roof wear
Aging HVAC systems
Loose railings
GFCI outlet updates
Small plumbing leaks
Caulking or sealing improvements

Most homes are not perfect. The goal is not perfection. The goal is awareness.

What Happens After the Inspection

Once the report is reviewed, the buyer may submit repair requests or ask for credits.

The seller can:

Agree to certain repairs
Offer a credit
Negotiate
Decline requests based on contract terms

This stage is simply a negotiation period focused on property condition. It does not automatically mean the transaction is in trouble.

Why Preparation Matters

In Anne Arundel County markets such as Annapolis, Crofton, Severna Park, Bowie, and Gambrills, inspections are routine.

Preparation before listing can make this stage smoother. That includes:

Understanding the age of major systems
Addressing obvious maintenance items
Pricing strategically
Reviewing recent comparable sales

Preparation prevents panic.
